There are several different kinds of land companies out there. Some land companies are standard real estate brokerage firms that broker commercial, industrial or residential real estate deals. Some land companies are developing companies that buy tracts of undeveloped land and then sell individual plots within the tracts after they zone and plat the land and put in some infrastructure like roads, water lines and sewer lines. Some land companies are firms that just own large tracts of land and sell them to developers. Some land companies specialize in owning land that may be profitable for its mineral rights while others may specialize in owning land that may be profitable for commercial or residential development. Some land companies are land auction firms.
