The development of housing for industrial use is an important facet of economic development. An industry is generally any grouping of businesses that share a common method of generating profits, such as the "aerospace industry", the "automobile industry", or the "cattle industry". It is also used specifically to refer to an area of economic production focused on manufacturing which involves large amounts of capital investment before any profit can be realized, also called "heavy industry.” Industrial developments are built to meet the facility needs of industry, and may be designed around a particular industry, or for a blend of industries with similar housing needs.

When developing land for the purpose of creating industrial developments, land developers first will determine whether the facilities will be supporting light or heavy industry. The housing and facility needs of light industry and heavy industry can differ greatly, as can the environmental impact. Light industry is usually more consumer-oriented than business-oriented (i.e., most of light industry products are produced for end users rather than as a semi products for use by other industries), and is also less capital intensive than heavy industry. Heavy industry is viewed as more capital intensive, as requiring a larger fixed facility, and its industrial developments can have a larger environmental impact than light industry.
