Most manufactured home park developers sell off each plot individually before the manufactured homes are brought in by the residents themselves or the developer places the homes on the plots and then the developer sells the developed plots individually to the residents. Areas that are dominated by mobile homes are sometimes called mobile home parks or trailer parks. Many trailer parks are owned by one landlord who charges rent on the park's plots. Some trailer park landlords also own the trailers in the park and charge rent on the plots and the trailer. In some trailer parks, each lot or plot is owned individually and there is no trailer park landlord. Trailer parks can only be in areas zoned so as to allow mobile homes. And manufactured home parks can only be in areas zoned so as to allow manufactured homes.
