Now and then a title company will find out that a property has had a lien placed against it by the government. When this happens, the seller and buyer are made aware that any money from the sale of the property must be used to pay the government, in full if possible. It is the seller's responsibility to do this, but it is good for the buyer to be aware of the situation. Other times a title company will find the names of previous owners may still be on the deed for a particular property. The title company will notify the agent or Escrow Company about these deficiencies and the process of ensuring the corrections will be made is monitored by both the title and the escrow companies.
