Building inspection services are commonly used during construction or when buying or selling a home or commercial property. The following are some important building inspection terms to be familiar with if you need a property evaluated.

  • Blueprint – A blueprint is a plan drawn up by an architect for new construction or the renovation of an existing building. When construction is planned on a commercial or residential building, blueprints must be made up and approved first.
  • Building Permit – A building permit is a document that must be obtained from the local government before any new construction work is begun on a property. Depending on the location, a city or county may have a variety of requirements before issuing a building permit. For instance, to get a permit to replace a roof it may be necessary to give the name of the person completing the service, obtain the consent of neighbors, or submit to inspections.
  • Home Inspector – A home inspector provides a service to potential home buyers. They go through a checklist to evaluate the condition of a home, including its electric, plumbing, roof, and structural condition. They then produce a report the potential buyers can use to inform their decision.
  • Building Codes – Building codes govern how different aspects of a building must be constructed for safety reasons. When construction is in process or has been completed, a building inspector will typically go through a checklist to ensure a building is up to code.
  • Real Estate Appraisal – A real estate appraisal evaluates the condition of a home in order to determine its value. When a building is being sold a real estate company will typically send an appraiser to determine an approximate selling price.

    Inspections are an important part of the buying or selling process. Before a home or other structure is bought or sold, a building inspection must be performed. Inspectors check foundations, electrical wiring, plumbing, mold, and other components according to state regulations and codes. The inspector uses a checklist and tours the property to ensure compliance with such regulations. If there is a problem, the house or office seller has to address the problem, either fixing it or coming down on the asking price. Other typical inspection services can include radon testing, water analysis, lead screening, termite testing, and environmental issues. Structural safety components are a major part of the inspection process. Many inspectors have backgrounds as engineers, construction contractors, or commercial builders. Inspectors may specialize in one type of inspection service, such as for residential properties, while others offer a wide range of available services, such as for commercial, industrial, and residential properties. Home inspectors will be listed as such in the phone book and online directories. Get referrals from real estate agents, or from your city hall or county building department. Building inspection services may be comprised of a team of professionals. After their inspections to ensure everything is up to regulation and code, they will issue a report to all parties involved.
