Important Prefabricated Building Terms

Prefabricated housing is a commonly used and inexpensive alternative to standard housing. If you are thinking about purchasing one of these structures, there are many separate options on the market. Here are some key terms that are important to know if you are looking at this type of housing.

  • Modular – This type of housing is built in a facility and delivered to the building site. Modular housing consists of multiple modules that are put in place using a crane. Some are two or three levels. They differ from mobile homes in that they do not have axles or a chassis.
  • Manufactured Housing – Popularly known as mobile homes in the US, these are built in factories and taken to their intended site. They have an attached chassis and axles so they can be moved if necessary.
  • Kit Housing – These are also known as pre cut houses, and are a type of prefabricated housing. Pre cut housing was very popular in the early 20th century because it was inexpensive. Everything needed to construct the building, except the foundation, came in these sets.
  • Lustron – These are prefabricated enameled steel structures that were developed in response to the shortage of housing for returning World War II GIs. The enamel coating was designed to last 100 years or more. The company that designed these went bankrupt, but there are still about a thousand examples still around.
  • Mini Housing – This is an ecological movement that is predicated on rejecting the McMansion trend that encourages consumers to live in houses that are larger than they need. Mini housing is either created in a factory or constructed on site and is generally under eight hundred square feet. Alternative housing like yurts, stick frames and shipping containers are also grouped in with this housing.

Modular, pre-cut, and prefabricated buildings are structures that are made in a factory and transported to a particular site after construction. They can be custom designed, from the layout to the size. Some people purchase modular buildings for a backyard garage to keep tools, containers, and lawn equipment in. Others buy modular greenhouses to cultivate plants of all kinds. And still, others live in modular homes that have been prefabricated according to certain specifications. Pre-cut, prefabricated, modular buildings can be designed by architects and design professionals for residential, commercial, or industrial purposes. Contractors build the homes according to design specs, either on site or at a factory. If built in a factory, the structure is then carefully transported to the site where it will stay. Modular homes can be small or large, and made from a variety of materials, such as steel, wood, or a combination of both. Many companies offer the full range of services, from gathering raw materials, to installation, to project completion. These days, many companies are going green, incorporating environmentally-friendly materials in their homes and structures to make the most use out of natural resources. This includes using recyclables and solar panels, for instance, to utilize the sun for energy. Renewable resources can be utilized through sustainable design, providing an excellent source of energy savings. Customers who view green projects as a priority should contact a pre-cut prefabricated modular building company that specializes in these areas. Contractors and builders often work with architects and engineers to complete a modern, modular home or other building. Construction and manufacture times can vary, depending on the size of the building and budget. People interested in looking into modular manufactured homes and buildings can start their search online for local listings of providers.
