  • Chassis – The chassis, or undercarriage, is used to transport the manufactured housing. Once the home is in place, this steel frame becomes part of the foundational support.
  • Certificate of Occupancy – A CO must be obtained from a licensed inspector to ensure a manufactured home is livable. This inspection must be completed upon installation of the manufactured housing. All subsequent maintenance should be completed according to the same codes that are met in order to obtain a CO.
  • Dormer – This is a part of or addition to a modular home. This addition is constructed out from a slanted roof and typically comprises at least one window.
  • Footers – The footers, combined with pads and piers, are part of the foundation of a manufactured structure. An experienced contractor should be used to determine the spacing and composition of the foundation system.
  • HUD Code – The Department of Housing and Urban Development, or HUD, issues guidelines for construction and composition of manufactured housing. This code overrides all other local guidelines.
  • Marriage Wall – The marriage wall is where different sections of a multi-section manufactured home connect. Marriage walls are inspected upon installation. Even minor damage to the marriage wall should be repaired immediately to prevent permanent harm to the structure’s frame.
  • Retrofit – This term refers to any construction that alters a manufactured home’s foundation. This maintenance may include alterations such as adding a tie-down or earthquake bracers. All upgrades must meet state and federal standards.
