Terms Used in the Industry of Mobile Home Communities

Whether you want a manufactured home for vacation or settle into one for retirement, find a community that caters to your needs. Here are some terms that will help you understand your options.

  • Doublewide – Doublewides are two manufactured houses bolted together and treated as a single permanent dwelling.
  • HUD Code – The HUD code refers to the Federal Manufactured Home Construction Safety Standards set forth by the U.S. Department of Housing and Urban Development (HUD) in 1976.
  • Manufactured Home – A manufactured house is a property whose sale can function like an on-site house, meaning that it can be financed through a home loan mortgage. These are built in a factory and must conform to the HUD code.
  • Mobile Home – Strictly defined, a mobile home is any manufactured house built before the HUD codes of 1976. This term, along with the term "trailer home," is commonly still used to describe any factory-built, manufactured houses.
  • Modular Home – This is not toted in a whole piece from the factory, but rather in pieces. Higher in value than other manufactured varieties, modulars compete with the site-built housing market. They look just like other houses, and are hard to spot.
  • Mobile Community – Formerly called a trailer park, a mobile community is a subdivision of plots designated for manufactured homes. Plots are leased to people who then place their purchased homes in the community. People often rent these houses instead of moving into apartments or site-built homes.
  • RV – An RV, or recreational vehicle, is a motor home that contains a kitchen, bathroom, living room and bedroom. People travel in these for recreational purposes and park them in RV parks. You will often find them for sale or rent in classified ads.

There are mobile home community locations across the country. As you may know, mobile homes or trailers are prefabricated, which basically means they are manufactured. These unique houses are then transported to mobile home communities or trailer parks. This way they can be sold and rented out to clients. Other types of homes found in these community locations are modular houses, used RVs or recreational vehicles, and even motor homes. Many people seek out and move into mobile homes for sale because they are less expensive and often require less maintenance. There are different types, styles and sizes of trailers sold in mobile home communities. Some of these are double wide trailers, which are typically mobile homes that are twice as large or wide as traditional trailers. As you may know, the value of mobile homes does decrease after they are purchased. This is one way they differ from traditional detached residential houses. It is common for young families and elderly couples to purchase motor homes or trailers. After all, they are commonly less expensive that some apartments for rent and residential houses for sale. Typically there is a professional hired to manage trailer parks or mobile home communities. These individuals often handle trailer rent payments, as well as community maintenance. You can learn a lot about mobile home communities online. In fact, there is information on finance plans for trailers, as well as local retirement places or trailer parks for elderly individuals with motor homes. You can easily see what spots or locations are classified as mobile home communities.
