Common Terms Related to Mobile Home Dealers

If you've never purchased a manufactured home before, you'll hear a lot of new terms from the salesperson when you visit your local trailer or mobile home dealer. By learning the definitions of these words ahead of time, you'll be able to focus on the differences in the features and sales prices of the manufactured homes, making for an easier buying process.

  • Trailer - Any type of vehicle that requires towing.
  • Manufactured Home - Type of trailer that can be attached to utilities like water and electricity to live in permanently. Mobile home is another term for a manufactured home.
  • Modular Home - Dwelling constructed from a kit of prefabricated pieces; sometimes used interchangeably with mobile home, but the two are different. Modulars must sit on foundations, while mobile homes do not require a foundation. Also, mobile homes are built only to U.S. Department of Housing codes, and modulars also meet local and state codes too.
  • RV - Type of live-in trailer that can be driven on roads; typically for travel and not permanent living.
  • Single Wide - Mobile home that is typically 14 feet wide
  • Double Wide - Mobile home that is typically 24 feet wide.
  • Dealer Financing - Loan used to purchase a mobile home that is obtained through the dealership. The loan uses the title as collateral.
  • I-beam - A steel beam shaped like a capital letter "I" that is necessary on mobile homes that will not be placed on basements or foundations. A single wide should have two I-beams, while a double wide should have four.
  • Amps - Measure of the maximum amount of power that can flow into a mobile home at one time. Short for amperes, the higher the number, the more appliances and other electrical items that you can use at once.
